95 Lofts
Situated in the historic Jewelry District of Providence, 95 Lofts consists of 59 residential apartments, common area amenities and a ground floor restaurant in an important historic building. Built in 1904, the six-story Irons & Russell building housed a pin and charm manufacturer during the height of Providence’s jewelry manufacturing era. This extensive renovation, led by Waldorf Capital Management and designed by DBVW Architects, restored gorgeous period details, including an ornate birdcage elevator, a six-story open staircase, and terrazzo tile floors. On the first floor, a new mail room was created from historic metal fire doors that previously existed on the upper floors. Additional work included exterior masonry restoration, new windows and roof, limited site work and a new ADA compliant entrance and elevator. The project received incentives for historical redevelopment, including $2.04 million in state Historical Preservation Tax Credits.
