The Avenue
The Avenue is an 85-unit affordable housing development that strengthens two Providence neighborhoods through a combination of new construction, preservation, and the creation of commercial space. Located in Federal Hill and the Elmwood neighborhood, The Avenue blends new apartments and ground-floor storefronts at 434 Atwells Avenue with the rehabilitation of existing affordable homes through the Elmwood Neighborhood Revitalization II (ENR II) initiative. Together, these coordinated investments support housing stability, local businesses, and long-term economic growth. The new construction features 39 Energy Star affordable apartments in a five-story mixed-use podium style building in one of Providence’s most vibrant neighborhoods with two levels of parking and commercial space at the ground floor. Residential units occupy floors two through five and comprise a mix of one-, two-, and three-bedroom apartments. This building, currently under construction, is designed to support urban living, with easy nearby access to public transportation, pedestrian and bicycle activity, and neighborhood amenities.

Karissa has been an important member of the DBVW team for over fifteen years and has worked on numerous project types. She is a leader in both our multifamily residential and schools practices. With her experience working with non-profit housing developers to create affordable and market rate multi-family developments and helping school departments to reimagine their educational facilities, Karissa is often a go to team leader for these types of projects. When she joined the firm in 2006, her first assignment was working on the design of DBVW’s new offices; not an easy task when you consider the “client” was 30 architects and designers. Karissa’s known by clients for her dedication to each project, friendly attitude, and excellent communication skills.
